8 Step Process to Obtaining a Mortgage

1. Fact Find

This is where we get to know you and gather the details needed to ensure we provide the best advice possible. We also go through all the important information you need to know about us.

2. Research

Using our specialist knowledge, we will then go away and carry out whole of market research to find the most suitable product for you.

3. Illustration

A detailed quote is provided showing the rate, fees, monthly payment and product features. We will go over this together to ensure you have a complete understanding of the document.

4. Agreement in Principal

When instructed by you we request an agreement in principal from the lender. They will carry out an initial assessment and a credit check, so you can be confident of your later approval.

5. Application

We will collect and pre-check all the information needed to complete the submission of your application. We will chase the lenders for updates and keep you informed throughout.

6. Valuation

The lender will send a surveyor to the property to ensure it is mortgageable, habitable and its value. They will identify any potential issues and for a buy to let also confirm the achievable rent..

7. Offer

Subject to all their requirements being met the lender will now issue a binding mortgage offer. At this point your appointed solicitor will be tasked with satisfying all the legal conditions.

8. Exchange & Completion

For a purchase once the legal conditions have been met your solicitor will exchange contracts with the sellers’ solicitor. They will then request from the mortgage lender the release of the funds for a specified date.
